How the index is built
This index is compiled entirely from mortgage interest rates that lenders advertise publicly on their own websites. Each business day we collect those publicly-posted rates across the states in each region, group them by loan type, and publish the simple average. These are real, published numbers — not estimates, not invented, not privately sourced. Individual lenders are not named. Each figure is a snapshot as of the date shown.
Where the data comes from
Compiled from rates lenders advertise publicly on their own websites. Individual lenders are not named. The index currently draws on

(national online lender, credit union, regional bank); additional sources are added
over time to deepen it. The 10-Year U.S. Treasury figure is sourced from U.S. Department of the Treasury — Daily Treasury Par Yield Curve and is shown as market context only — not part of the averaged index.

Truth in Advertising — TILA / Regulation Z
In accordance with the Truth in Lending Act and Regulation Z (12 C.F.R. Part 1026, esp.
§ 1026.24), all rate figures published here are presented as APR-inclusive index averages with
clear identification of the underlying loan type, the as-of date, the data sample size, and the
averaging methodology. No “teaser” rates are presented. No payment, term, or down-payment claim is
made without the disclosures Reg Z requires of an advertised credit transaction. The site does not
advertise specific credit products for lenders.
Anti-Deception — Reg N (MAP) & FTC Section 5
In accordance with the Mortgage Acts and Practices Rule (Regulation N, 12 C.F.R. Part
1014) and FTC Section 5 (15 U.S.C. § 45), no representation made on this site about mortgage
rates, terms, costs, or availability is intended to be material, misleading, or omits material fact.
Methodology, data sources, sample sizes, and date stamps are disclosed on every index page so a
reader can evaluate the figures.
RESPA Section 8 — No Kickbacks, No Paid Placement
In accordance with Section 8 of the Real Estate Settlement Procedures Act (12 U.S.C.
§ 2607), this site does not give, accept, request, or pay any fee, kickback, or thing of value
in exchange for the referral of settlement-service business. No lender, broker, title company,
