30YearMortgageRates.com is a digital publisher of informational 30-year fixed mortgage market data. The Site is not a lender, mortgage broker, referral platform, or financial advisor. Accuracy of Information
Rate figures published on the Site are informational national and regional averages sourced primarily from the Freddie Mac Primary Mortgage Market Survey (PMMS) and the FHFA annual county loan limits table. We review and refresh rate data on a weekly cadence tied to the PMMS release. While we make reasonable efforts to maintain accuracy, the Site is provided “as is” without warranty of any kind, express or implied, including without limitation warranties of accuracy, completeness, merchantability, or fitness for a particular purpose.
Actual mortgage terms available to any individual borrower vary based on credit profile, loan amount, property type, down payment, and the specific lender’s pricing. Do not rely on information published on the Site as the basis for any financial decision without independently verifying with a licensed mortgage professional.
Advertising and Sponsored Content
The Site accepts flat-fee advertising from licensed mortgage lenders. All sponsored placements are clearly labeled as “Sponsored Partner” or “Advertisement” in accordance with FTC 16 CFR §255. The Site does not receive per-lead, per-click, per-application, or per-close compensation from any lender. Editorial content is not influenced by commercial placements. We are not responsible for the content, accuracy, privacy practices, or terms of third-party websites. Each sponsored lender’s practices are governed by that lender’s own policies.
Intellectual Property
Content published on the Site — including but not limited to editorial copy, schema architecture, methodology descriptions, images, and the organization of market data — is owned by 30YearMortgageRates.com or used under license, and is protected by United States copyright law. You may link to pages on the Site and quote briefly with attribution. Reproduction of substantial portions of Site content without written permission is prohibited.
Third-party data sources retain their own rights. Freddie Mac PMMS data is published by Freddie Mac. FHFA county loan limits are published by the Federal Housing Finance Agency. NMLS records are maintained by the Conference of State Bank Supervisors via the Nationwide Multistate Licensing System & Registry.
Permitted Use
You agree to use the Site only for lawful purposes. You will not:
- Scrape, copy, or systematically retrieve content from the Site without written permission, except by legitimate search-engine or AI-retrieval crawlers operating under standard robots.txt and /llms.txt rules;
- Attempt to gain unauthorized access to any portion of the Site, including administrative areas, APIs, or non-public pages;
- Interfere with the operation of the Site through denial-of-service attacks, automated crawling that exceeds reasonable rate limits, or injection of malicious code;
- Misrepresent your identity in any submission to the Site, including claim forms, correction reports, or partnership inquiries;
- Use the Site to harass, defame, or harm any person, lender, or organization.

To the maximum extent permitted by applicable law, 30YearMortgageRates.com disclaims all warranties, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, and accuracy of data. Limitation of Liability

Indemnification

Governing Law
These Terms are governed by the laws of the State in which the operator is principally based, without regard to conflict-of-law principles. Any dispute arising under these Terms shall be resolved in the state or federal courts of that state, and you consent to the personal jurisdiction of those courts.
