Subscribers are licensed mortgage professionals who want to be correctly represented in AI search (ChatGPT, Perplexity, Google AI Overviews, Claude) and in the structured-data layer that AI engines use to answer mortgage queries.

What the Subscription Includes

  • Verified NMLS Profile: your NMLS ID, company name, licensed state(s), registration date, and last-verified date are stored in our canonical entity graph and exposed as JSON-LD (Organization → ProfessionalService → Place) on every relevant city and state node. Licensing status is re-verified quarterly against NMLS Consumer Access and carries an explicit “Verified [date]” badge.
  • AI-Search Presence Management: your verified profile is the canonical entity AI retrievers cite when they answer queries like “30-year mortgage lenders in Denver”. Our structured-data footprint is engineered for retrieval by ChatGPT, Perplexity, Google AI Overviews, and Claude.
  • Enhanced City/State Slot: a persistent, clearly-labeled “Sponsored” placement on your chosen city or state node. The “Sponsored” label is permanent and cannot be removed — this is an FTC requirement and a trust signal for AI engines evaluating editorial integrity.
  • Profile Self-Serve: update your NMLS ID, company name, licensed states, and descriptive copy at any time. Changes propagate to the structured data within 24 hours.
  • Correction SLA: any inaccuracy in how you are represented on the site is corrected within 72 hours of a verified request.

What the Subscription Is Not

  • Not a lead-generation service. We do not capture, enrich, score, or broker consumer leads. Contact links in your profile route directly to your phone number and website, not to us.
  • Not a referral arrangement. There is no per-lead, per-application, or per-closing payment. The subscription is flat-fee, month-to-month. This is deliberate: RESPA §8 prohibits kickbacks tied to settlement-service referrals, and we do not create any such arrangement.
  • Not editorial endorsement. Subscribers do not receive favorable mention in our rate commentary, methodology, or analysis. Editorial content is produced independently and cannot be purchased, modified, or suppressed through a subscription.
  • Not a rate-quoting platform. Subscribers cannot publish lender-specific APRs or promotional rates through the slot. All published rate data remains regional averages sourced from Freddie Mac PMMS.

Regulatory Posture

  • RESPA §8: Flat-fee subscription. No kickback tied to settlement service referral.
  • TILA / Reg Z: No lender-specific advertised APRs published in editorial content.
  • UDAAP / FTC: Every Sponsored placement is persistently labeled; no advertising disguised as editorial.
  • State Licensing: Subscribers must submit valid NMLS ID per licensed state. License status is verified against NMLS Consumer Access and rendered as a dated badge on the profile. Lapsed licenses auto-flip to “Lapsed” status and the slot is deactivated pending renewal.

Why AI-Search Presence Is a Distinct Service

Traditional lender directories sell leads. We do not. Tier-based pricing by state and city is published on the /claim/ page. Subscriptions are month-to-month and cancel at any time without penalty. Onboarding takes ~10 minutes and requires: (1) NMLS Entity ID, (2) primary business URL, (3) licensed-state list, (4) Google Business Profile URL (optional but improves local entity graph), (5) your preferred contact method. No credit card is held on file beyond the current billing period.
